Solid wood flooring is a single piece of timber, milled to a tongue-and-groove profile, typically 3/4 inch thick. Engineered flooring is a real wood wear layer bonded over layers of plywood or high-density fibreboard, arranged with grain running in alternating directions for stability.

Both can look identical once installed and finished — the difference is entirely in the construction underneath, and that construction determines where each option can be installed.

Stability and where each can go

Solid wood expands and contracts across its width with seasonal humidity changes, which limits it to on-grade or above-grade rooms with reasonably stable climate control. It is not recommended over concrete slabs or with underfloor heating.

Engineered flooring's cross-layered core resists that movement, making it suitable for basements, over concrete, and with hydronic or electric underfloor heating — provided the specific product is rated for it. Always confirm the manufacturer's underfloor heating specification before installing.

Refinishing and lifespan

Solid wood floors can typically be sanded and refinished many times over decades, which is the strongest argument for solid construction in a forever home. Engineered floors can only be refinished as many times as their wear layer thickness allows — thin wear layers (around 2mm) may allow one light refinish or none at all, while thicker wear layers (4–6mm) allow two or three.

Check the wear layer thickness specification before buying engineered flooring if long-term refinishing matters to you — it is rarely advertised prominently.

Cost and installation

Pricing varies widely by species and grade in both categories, so engineered is not automatically cheaper than solid. Engineered flooring often installs faster via click-lock or glue-down systems, while solid strip flooring is typically nailed to a wood subfloor.

Labour and subfloor preparation frequently cost more than the flooring material itself — get an installed quote, not just a per-square-foot material price, before comparing options.
